We handle the whole process when we take over management or are in contract to find a renter for your investment property.
We market the property with professional pictures
Take all Marketing calls, and make appointments to show the available rental
Once an application is received we run a background, credit, eviction and sex offenders search on the applicant.
Once we receive the results we go over them with you and we make a decision to approve or deny.
Once a tenant is approved we make sure that a complete contract is completed and signed by all parties, along with the move-in inspection.
If you move forward with management we give the tenant a number to call for maintenance and any issues that may arise.
WE set up a portal for the tenant to pay the rent to you directly, and if they pay rent late we follow through to make sure they include the late-fee.
InTown Management is extremely thorough in the application process but in the situation that the tenant does not pay we will take care of the eviction process for you. There is a fee for the eviction and that will be discussed if needed.
InTown Management charges a 1 month fee once the tenant moves in and pays the security deposit and rent to the Landlord.
Management is a flat fee of $100 a month for all properties under $3000 per month. $250 for rental amounts over $3000.
